The bulk of the work of Mark Farmer Chartered Surveyor involves undertaking RICS Home Surveys Levels 2 & 3 for individuals seeking assurance or advice about their proposed property purchase.

The RICS Home Survey Level 1

The RICS Home Survey Level 1 (formerly known as the Condition Report) is intended to provide a concise overview of the condition of a property – and to complement a lender’s mortgage valuation report. It provides a brief description of the construction and condition of a property, highlighting any major risks or legal issues. It does not include a market valuation, reinstatement cost or repair or maintenance advice.

The RICS Home Survey Level 2

The RICS Home Survey Level 2 (formerly known as the HomeBuyer Report) is usually recommended for properties of conventional type and construction and in apparently reasonable condition. We often carry out HomeBuyer Reports on older properties (at our own discretion) assuming they meet these basic criteria. This report would also usually be recommended for the majority of flats. This report can be provided on a “Survey Only” or “Survey and Valuation” basis.

All Home Surveys include “Condition Ratings”, providing an “at a glance” reference to those elements of the building where attention is needed.

RICS Home Survey Level 3

The RICS Home Survey Level 3 (formerly known as the Building Survey) is usually recommended for “period” properties (especially listed buildings and those of larger size), those of unusual construction or those known to be in need of substantial repair and improvement. It provides a comprehensive discussion of condition and repair and maintenance advice.

We pride ourselves on preparing every report individually. Although we obviously have “pet phrases”, our reports do not consist of a series of standard paragraphs.
